EICR Reports in Manchester
An Electrical Installation Condition Report (EICR) is a formal assessment of the safety and condition of an electrical installation. Carried out by a competent person, an EICR identifies any defects, deterioration, or non-compliance with current wiring regulations, and classifies each observation according to its severity, respectively C1, C2, C3, FI.
JD Electric 2013 LTD provides thorough, impartial EICR reports for individuals, landlords, homebuyers, and businesses across Manchester and Greater Manchester. Our qualified inspectors carry out a detailed visual inspection and series of electrical tests, and provide a clear, jargon-free report with specific remedial recommendations where required.
Since 1 April 2021, landlords in England have been legally required to have the electrical installation in their rental properties periodically inspected and tested, and to provide a copy of the EICR to tenants and the local authority on request. We help landlords across Manchester meet this obligation efficiently and affordably.
What Does EICR Inspection and Testing Include
- Visual inspection of wiring, accessories, and consumer unit
- Testing of circuits, protective devices, and earthing
- Verification of RCD operation and response times
- Identification of any defects, deterioration, or non-compliance
- Classification of observations (C1, C2, C3, FI)
- Written report with clear remedial recommendations
Landlords
Landlords in England must have an up to date EICR, and provide a copy to tenants and the local authority on request. The period for which the EICR is due depends on the condition of the electrical installation, but the maximum is five years.
Homebuyers
An EICR gives homebuyers valuable information about the safety of the electrical installation, and can identify issues before exchange of contracts, avoiding costly surprises after purchase.
Businesses
Businesses have a duty of care to employees and visitors. A periodic EICR demonstrates that the electrical installation is safe and helps meet obligations under the Electricity at Work Regulations 1989.
Frequently Asked Questions
How long does an EICR take?
The time required depends on the size and complexity of the installation. A typical three-bedroom house takes 5–6 hours. Larger properties or those with complex installations may take longer. The property will need to be without power for part of the inspection.
What do the EICR codes mean?
C1 (Danger present — immediate action required) and C2 (Potentially dangerous — urgent remedial action required) result in an unsatisfactory report and must be addressed. C3 (Improvement recommended) does not make the report unsatisfactory, but the work is advisable. FI (Further investigation required) means a specific aspect of the installation could not be fully assessed and requires further investigation before its condition can be confirmed — for landlords, FI observations must be investigated and any required work carried out within the statutory timescale.
What happens if my EICR is unsatisfactory?
If your EICR returns a C1 or C2 observation, remedial work must be carried out and the installation re-inspected before a satisfactory certificate can be issued. We can carry out any required remedial work and re-test the installation.
How often do I need an EICR?
The period for which an EICR is required depends on the condition of the electrical installation, but in most cases if the outcome is satisfactory with minimal observations, the maximum period is five years for rented properties, and every ten years for owner-occupied property. Commercial properties typically require inspection every five years, or more frequently for high-risk environments.
